ESTACADA PLANNING COMMISSION MINUTES

THURSDAY, MAY 24, 2007 – 7:00 PM

CITY HALL

1. CALL TO ORDER

The meeting was called to order at 7:00 pm.

2. ROLL CALL

Present: Cm. Cameron, Cm. Anderson, Cm. Sager, Cm. Hnidey, Cm. Piper, CP Hoelscher, Sadie Main.

Absent: Cm. James, Cm. Ennis.

3. APPROVAL OF APRIL 26, 2007 MINUTES

Consensus was to approve the minutes as presented.

4. PUBLIC HEARINGS

A. Time Extension of Subdivision Application #2005-1. The Applicant, Quadrant Homes, Bob Sanders (formerly known as Cascadia Ridge II), is requesting a two-year time extension for their 162 lot subdivision – described as 34E, 21, tax lots 400, 401, 500, which is located on the east side of Cemetery Road.

Chrm. Cameron read a statement regarding evidence and asked if there was any ex-parte contact. There were none.

CP Hoelscher reviewed the staff report, which recommends approval.

Alex Hurley, applicant, gave background on project since April 2005. No work was done during winter. He described the work that has been done up until now and explained why they need an extension.

Bob Sanders, 5933 NE Win Sivers Drive, Ste 319, Portland, 97220 – explained his involvement in this project and explained what the progress is and where the project stands as of now. He showed pictures of the development. He stated that Quadrant doesn’t build daylight basement houses, so they may get another builder in there to build that type of houses. He thinks they may be getting building permits this year.

Chrm. Cameron closed the public hearing.

Cm. Piper moved to approve Time Extension of Subdivision Application #2005-1 with the conditions in the staff report. Cm. Hnidey seconded the motion. Roll Call Vote: Cm. Sager – yes, Cm. Anderson - yes, Cm. Hnidey – yes, Cm. Piper – yes, Chrm. Cameron – yes. Motion passed 5-0.

5. ADJOURNMENT

The meeting was adjourned at 7:15 pm.
