ESTACADA PLANNING COMMISSION MINUTES

THURSDAY, JUNE 24, 2004 – 7:00 PM

CITY HALL

1. CALL TO ORDER

The meeting was called to order at 7:00 pm.

2. ROLL CALL

Present: Cm. Cameron, Cm. McGregor, Cm. Copeland, Cm. Sager, Cm. Hartwig, CP McCallister, DCR Hovda.

Absent: Cm. Copeland.

3. APPROVAL MINUTES OF THE APRIL 22, 2004 MEETING

Consensus was to approve the minutes as presented.

4. PUBLIC HEARING

1. Land Partition & Lot Line Adjustment Applications #2004-2. The Applicant, William Hilland, is requesting a three-lot partition of property located on the south side of Darrow Road, and is described as 34E, Section 28B, tax lots 2000 & 2100. The subject property is zoned R-1.

Chrm. Cameron opened the public hearing and asked for abstentions or ex-parte contact. There was none.

CP McCallister reviewed the staff report, which recommends approval with conditions.

Chrm. Cameron read a statement regarding evidence.

Bill Hilland, applicant, stated he will possibly will do subdivision of remainder of property in the future. Glad to hear that storm drainage can go out to Darrow Road.

CP asked Mr. Hilland if he has any issues with the conditions of approval. Mr. Hilland asked if he has to improve Darrow Road along the 3 proposed lots, or along all of the property he owns on Darrow. He feels it would be reasonable to end his improvements where Cazadero Heights ends. CP stated the condition is written to only be along the 3 proposed lots.

Chrm. Cameron closed the public hearing and opened the Planning Commission meeting.

Cm. Hartwig moved to approve Land Partition and Lot Line Adjustment #2004-2. Cm. McGregor seconded the motion. Roll Call Vote: Cm. Hartwig – yes, Cm. Sager – yes, Cm. Copeland – yes, Cm. McGregor – yes, Chrm. Cameron – yes. Motion passed 5-0.

5. ADJOURNMENT

The meeting was adjourned at 7:15 pm.
